Description of the Project: The project envisages the setting up of a plan for the preservation of Tables & Seeds Potatoes, Onions, Carrots, Eggs, Sweets, Betelnuts, Yogurts, and all types of pulps, all types of Medicines and verities type of Fruits & vegetables. The project area is very much useful for potatoes, onions, carrots & all types of vegetable production. Most of the growers of these areas are facing a different type of problem during the harvesting period at the time of cultivation. They are facing the problem of quality seed purchasing, the high price of Seeds, low quality of harvesting time and absence of storage facilities. Now the growers will be more benefited with the Cold Storage fluently. Especially char lands can be brought under potato, Onion, Carrots and chillies cultivation. Economically they will be benefited which will reduce their seasonal poverty. At 100% efficiency the project preserves 10020 MT (2,00,400 Bags @ 50 KG per Bag). When it will go under implementation it will increase national earnings and make significant contribution to GDP. The total project cost stands at Tk. 40.00 crores. Out of this, Tk. 20 crore has been used as entrepreneur’s funds, and the remaining Tk. 20.00 crore as term loan from Term Loan Bank, out of which Tk. 5 crores has been applied as working capital and Tk. 15.00 crore as equity.
Location of the Project: The project located at Village ’Dakhin Musrot Modati, Union– Modati, Post Office– Chowdhurirhat Code –5520, Upazila– Kaligonj, District– Lalmonirhat. This location is adjacent with Dhaka to Burimary Highway Road. This site is very much suitable from different perspective like– well communication, Raw material availabilities with Infrastructure facilities, Disaster free and Environmental friendly.

Special Characteristics of the Project:
- The project where different kinds of fruits will be preserved along with Potato. Ammonia gas has been used for potatoes and freon gas for fruits.
- This Cold Storage has 9 (Nine) Separate chambers with different temperatures and different Compressors.
- The Project has a geographical advantage that within 35 KM has no cold storage and a huge amount of potato cultivated in this area and also client will be import Malta, Carrot, Onion, etc. from India through Burimari land port and will preserve in this cold Storage.
- The Project is to be used a grading machine for grading potatoes in four categories Table Potato, Seed potato, French fry potato & chips potato. Also, Pran, RFL group, and the Indian UPL company already contacted verbally to hire cold storage to preserve their goods.
- Most of the Cold Storage are used piston compressor, but this cold storage used Screw Compressor which is more powerful than piston Compressor.
- The project used the PIR Panel as the wall of cold storage which is an updated technology used instead of Cork sheets and bricks.
- The Project will be Setting up solar Panel as the Net Metering system which will connect with national greed instead of Generator, which is also an updated technology and it will be help the project earn money from the government by selling solar power.
- Finally, the Total Project Cost is Tk .40 Crore Where Owner Equity is Tk. 20 crores and Bank equity is 20 crore which ratio is 50: 50.
- The Condenser of the project is rainfall water collected from the rooftop of cold storage. There is not used in underground water.
- The boundary wall of the cold storage was made of hollow blocks not used bricks for ecological balance.
- The gate of cold storage was made by the artist in several architectures varies which will be shown itself advertising.
- The project is easily converted / Transferred/Changed in any room/side for meet-up of any product required by minor changing because it’s using PIR panel. It also changes any plus or any minus temperature cold storage.
- This project has already existing several chambers that will maintain several/several temperatures for several productions it is special facilities also here obtained.

Experience of Owner: Mr. Yer Ali, The Proprietor of Ali Fruits & Vegetables Cold Storage is working last 20 years in the Agriculture sector through Lalmoni Agro Ltd. He has been operated different types of business in the agro sector like- feed production for livestock, dairy farm, poultry farm, goat farm, fish farm and seasonal crops stock business. Besides this, the proprietor has engaged in the construction business, real state business and amusement park business (The Park name is Alibaba Theam Park at Latshala Chor, Tarapur, Sundorgonj, Gaibandha ). The Sponsor approached the bank for term loan under the agro-based scheme of TK 20 Crore for establishing a multiple uses Fruits and vegetable preservation unit at Dakhin Musrot Madati, Upazila – Kaligonj, District- Lalmonirhat. The Proposal has been appraised in-depth covering Technical, Marketing, Economical and Financial aspects, Considering the Bank investment policy, debt servicing ability and other relevant aspects. The total investment of capital of the project has been estimated at Tk 40.Crore.

b) Academic experience of the Promoters: The background: The Proprietor Achieved “Masters of Business Studiesˮ (MBS) degree from “Rajshahi Universityˮ in the Finance and Banking department. Then he joined a financial institution “First lease International Ltdˮ. Now it is named “First Finance Ltdˮ This leasing Company was established in 1994. After 15 years he left the job as “Executive Vice President (EVP) ˮ and established himself as an entrepreneur.
The Proprietor is a skilled and experience person. He is an educated and well experience in the business. He is attached to several business and established different commercial ventures for a long time with his honesty and hard labour. Within this time he achieved remarkable success in his business ventures. He also acquired adequate management and operational efficiency which will contribute greatly to running any industrial organization successfully.
Marketing Aspect: The project has multiple preservation and processing storages having an annual preserving capacity of 10020 M. Tons. The entrepreneurs would procure all required items from the open market to cover the entire space at the time of harvesting to selling out commercial basis during off-seasons.
Demand Analysis: The project would preserve locally produced vegetables and spices item like- Potatoes, Onion, Carrots, Chilies and Fruits (including Malta also) during the harvesting period. During the off season most off the vegetables and spices price and demand is increased very high. On the other hand the lack of storage facilities of Lalmonirhat District they create an unbalancing situation of demand and supply that’s why the price of those items has increased. In this reason if the project build in this area it will be increase the supply and fulfill the demand of this product.
Technology and Process: The cold storages play a key role in reducing the wastages of the perishable commodities. It also helps and providing lucrative prices to the farmers and to make products available to the consumers at competitive and affordable prices. The demand for cold storages increased due to the change in lifestyle and increased demand for processed or packaged food. Consumers are showing great interest in packed and processed food, creating the need for cold storage solutions globally. The project preservation technology is fully automated and temperature-controlled base which will be controlled by 1 main switch. Initially seed and table potatoes are sorted out by grading machine and then packaging in Net Bag in pre-cooling potatoes are stored in cold storage room where temperature and humidity will be controlled by automated machine.
Machinery And Equipment’s: The imported machinery and equipment required for the project is include cooling compressor, Oil separator, Condenser, Different Motors etc. The entire Machineries are imported from abroad. At the time, the cost of machinery has been selected from available price quotation. However, the finally selection made after sanction of the project as per the standard procurement of the Bank. The cost the imported machinery and equipment has been considered at TK 10.39 Crore.
Technology Services And Quality Control: The machinery is installed foreign and local erector under the guidance of the foreign/manufacturers expert to be provided by the machinery suppliers. There are so many expert have been developed in the country to carryout successful installation. Other fitting works has been done with local sub-contructor. Moreover, Skill and efficient personnel will be recruited locally for smooth operation and maintenance of the machinery. The cost of installation has been considered at BDT 0.85 Crore.
Solar Panel & Inverter: The project will require connected load 540 KVA Solar system which will supply by foreign Cost. For the distribution of the power the project will be helpful when project face electricity problem in the project site & we hope that solar system will be arrange opportunity is national grade for electricity supply. The cost will be CFR price $2,73,980. USD (@ 95tk = 1 USD) equivalent TK. 2.59 Crore will be imported which include in local machinery list.
Availability of Preservation Items: It has been ascertained from plant owner, traders and dealers in Lalmonirhat District that about 25% of the total production of potatoes, onion, carrot chilies and fruit items are consumed during production period, 15% are being preserved by farmer’s traditional way for future. Remaining 60% of total production has required for preservation.
Packing and Indirect Raw Material: Net Bags, Jute Bags, Wooden box and Ammonia Gas is main packing and storage item. Net Bag and Jute bag is available in market. On the other hand wooden Box and Ammonia Gas has been imported from abroad. Others operational item has available in project areas.
Location Advantage:The project multiple preservation plant is located Dakhin Musrot Modati, Kaligonj, Lalmonirhat. It is adjacent with Dhaka to Burimary high way and 40 KM distance from district town. The project area is abundant with Potato, Carrot, Onion and Chilies growing areas. The location is also well linked the power connection, water source, cheap manual labor for smooth operation of the projects. Besides the Pharia business are available in the project Area.
